We always receive many questions about our condo - and are happy to help you with answers. On this page we try to give you answers to the most frequently asked questions:

What is the age requirement to rent?

We are unable to rent to vacationing students, or singles under 25 years of age unless accompanied by an adult guardian or parent. We are unable to rent to chaperoned groups.

What is the average temperature in the Destin - Ft. Walton - Okaloosa Island area during the time of year that I want to be at the beach?

How close is the condo to the beach? 

Our condo is located directly on the beach with a solid wood walk over for beach access.

Excessive foot or vehicle traffic and construction activities can destroy the natural vegetation that hold a a sand dune in place. Beach accessways/walkways can prevent the concentrated foot traffic that will destroy dune vegetation. Most access structures are made of wood and act as a bridge around orover the dune. Please utilize these convenient structures for your pleasure and the preservation of our dune system.

What do the flags on the beach mean to myself and my family?

The beach flag system is in place for your safety. Please observe and obey this system for the sake of yourself and your family.

Please Remember - Rip currents can be unpredictable, dangerous and deadly. Please use good judgement and obey the lifeguards and flag warning systme while swimming in the Gulf of Mexico.

And while you are there - please help keep our beaches clean with the following rules:

NO - Littering, Vehicles, Glass, Fires or Animals allowed on the beach - thank you!

Is there a beach service available?

There is an optional chair and umbrella rental service available on the beach. In addition, you are welcome to bring your own, too. This is not included in the rental price.

What if I need to cancel?

Cancellations made more than thirty days prior to check-in will forfeit $100. Cancellations made within thirty days of check-in will forfeit the $350 deposit.

What time is checkin?

3:00 PM

What time is checkout?

10:00 AM - cleaning crew arrives promptly at 10:15 AM - so make sure to be clothed and out the door (... oh the stories our maid can tell!!!)

Is there a convenience store nearby?

There is a Tom Thumb convenience store located just steps away from the condo on Santa Rosa Blvd - great for newspapers and snacks.

Is there a cleaning fee?

There is a $65 cleaning fee in addition to the rental.

What are the current weather conditions at the condo?

Visit for up-to-date weather reports in the area.

What type of deposit is required? 

A damage deposit of $350 is required, however this deposit is not applied to the rent. After your departure, $350 of the damage deposit will be refunded provided the keys are returned and the condo and contents are left in good shape.

Does the unit have a DVD player? 

Yes, there is one located in the living room as well as both bedrooms. The living room and both bedrooms have flat screen HD TVs anchored to the walls. 

What about those sand dunes (Dune Restoration Project)?

Coastal dunes range from seemingly insignifcant sand hills to formations more than 50 feet high. Unvegetated dunes are vulnerable to destruction by the same forces that form them - waves and wind. These dunes are built by sand that blows into vegetated areas on the beach. They act as dikes against flooding and as reservoirs of sand to replenish the beach. During storms and hurricanes, dune sand washes into the sea and reduces the energy of storm waves.

To provide these benefits, however, the dunes must be protected. Please stay off the restoration dune projects, sand fencing and sea oats and ultilize the public beach accessways.

Does the building have an elevator? 


Where is the nearest grocery store?

There is a Publix grocery store just 2 miles away. When you leave the island, turn left on Highway 98 and go over the Brooks Bridge. Immediately on your right you will find the grocery store.

How much tax can I expect to pay?

There is a mandatory 10% Florida Hotel Tax due in addition to the rental rate (see rental application).

What is the maximum occupancy of the condo?

Maximum occupancy in unit is limited to 6 people comfortably.

Does the condo have an ocean view?

Our unit is located on the 4th floor - directly on the beach - with a panoramic view of the ocean from both the living room, master bedroom and balcony.

Does the unit have a kitchen?

Our condo has a fully equipped kitchen, complete with stove, microwave, refrigerator, dishwasher, disposal, coffee maker, toaster, waffle iron, utensils etc. An excellent way to save money over daily restaurant visits!

Does the rental agreement include maid service?

There is no daily maid service available. Linens and bath towels are included in the unit, but please make sure to bring beach towels, personal soap and paper goods for your comfort. Our cleaning crew arrives at 10:15 AM the day of your departure.

Here is a picture of the The Palms from the street side as you will see it when you arrive. The building features 23 units total, making it a more comfortable setting than many of the higher occupancy buildings. All of the units directly face the ocean (on the other side of the building). Our unit is on the 4th floor, directly in the center of the building. The building also features an elevator to take you and your belongings up with ease.

Here is a picture of the The Palms from the ocean side - as you can see we are directly on the beach and the balcony offers a spectacular view of the ocean. In the background you can see the Intracoastal Waterway that separates Okaloosa Island from Fort Walton Beach. 

Are pets allowed?

Sorry, pets are not permitted in our rental unit under any condition.

Does the condo have a pool? 

Yes. The pool is located on the rear side of the building - a perfect place to get away when you need a break from the wind and the sand of the beach. It is also heated during winter months.

What are your rates?

How do I reserve my condo time?

Our condo is booked on a 'first come - first served' basis. Unfortunately, there are no 'holds' available due to the limited availability of our unit. However, the good new is - if you are ready to go ahead and secure the condo for your vacation, simply follow these easy steps today.
  1. First check our condo availability to make sure your dates are available.
  2. If available, visit our rental agreement page. Please print out this page and fill in all required information.
  3. Include a deposit check for $350 and mail it to the address listed.
Once we receive your information and deposit check, we will notify you in writing with a confirmation, as well as updating our availability calendar on the web site. 

How did the sand get so white?

The sand here on the Emerald Coast is among the whitest, cleanest and softest in the world. What you might not know, is that when you walk on the beaches here, you are actually walking on the mountains - the Appalachian Mountains, that is.

The sand on the Emerald Coast beaches is comprised mainly of quartz washed down from the mountains by the Apalachicola River, 130 miles east of Ft. Walton Beach. It is this quartz, ground to a perfect oval in each grain of sand, that makes the beach "squeak" when you walk on it.

Normally, such quarts has a rosy pink tint because of it's iron oxide coating, but the sugary-white quartz of the Emerald Coast lost it's coating somewhere along it's watery journey thousands of years ago. No one knows exactly how or why.

What scientists do know, is that erosion of these beautiful sugar-sand beaches can be prevented. One way is by prohibiting over-development of the shoreline. Another is by preserving sea oats, a unique type of vegetation that grows in the area just beyond most wave action where few other plants are able to grow.

How did I build a sand castle?

Creating amazing sculptures isn't as complicated as it looks. Become a master builder with these easy-to-follow tips.

  1. Gather the right tools for job - they include: a bucket, plastic silverware, cups, spray bottle, sun tan lotion & creativity!
  2. The most important element is wet sand. Fill a five-gallon bucket with seawater. Pour in sand for a soupy mixture.
  3. Master two basic shapes and you can build a veritable fortress:
    1. The Wall - scoop wet sand from your pail and form it into a brick. Set each brick end to end for the length of your wall. Layer bricks on top of one another for desired height.
    2. The Tower - flatten handfuls of wet sand into round pancakes, layering them to ideal height. Make pancakes successively smaller so the tower tapers towards the top.
Once you have achieved the basic shape, add realistic finishing touches. Carve details from the top down so falling sand doesn't mar your work. Ideal carving supplies are plastic silverware. Break the tip off the knife for the perfect, square edged tool. A small paintbrush, ideal for smoothing surfaces and brushing loose sand, aids with subtle designs and texture. To prevent crumbling and breaking, shave sand away in thin layers and work from the outside toward the center.

Carve small windows into your walls and tower. Use a tiny pinch of sand for a windowsill. larger pinches have the effect of balconies. For a staircase, carve a descending ramp into the wall, cutting individual steps from the top down. Fill a plastic spray bottle with sea water, and saturate your castle every 30 minutes to keep it moist and intact.

Now stand back and admire your handiwork in amazement before the tide reclaims it!

What about the sea turtles on the beach?

Beach goers - sea turtles need your help!

Sea turtles come ashore to nest on the gulf beaches of Okaloosa County, usually between April and November. Due to human exploitation and habitat destruction, sea turtles are threatened with extinction.

The female turtle usually comes ashore at night to lay her eggs in the sand. She will lay about 100 eggs in a process that takes from 2 to 3 hours to complete. You can help protect these remarkable animals. Avoid disturbing a turtle that is crawling to or from the water. Avoid crowding around a nesting turtle and do not shine lights in her eyes or take flash pictures.

Remember, all sea turtles are protected by the U.S. Endangered Species Act and State Law. It is illegal to kill or harm sea turtles. It is also illegal to disturb the next of a sea turtle. Heavy fines and possible imprisonment may result.

Does the unit include towels?

The unit does include towels and all linens for indoor use. Make sure to bring your own beach towels!

Does the unit have a washing machine? 

Yes. We have a stackable washer/dryer unit located in the closet near the kitchen.

Does the unit have wifi available?

We have wifi available in case you bring your laptop.
